Property description

Placencia Lagoon,Stann Creek

Fifteen acres of undeveloped land situated along the west side of the Placencia Lagoon, approximately five minutes by boat from Maya Beach or Seine Bight Village on the Placencia Peninsula, Stann Creek District.

The property has 710? of frontage along the Placencia Lagoon (East side), 651? on the West side, 1,056? on the north side, and 865? on the south side.

The property has not been developed; it is in its natural state with medium size canopy over the land. The soil is generally solid, although there is an area near the center that retains water and may require some filling. There are short Mangroves lining the East side of the property along the Lagoon. The rest of the property is covered with low to high bush, with the trees generally being mangrove, palmetto and other smaller native species. There are some hardwood trees toward the rear of the property and some partial clearing was done several years ago.

The property is currently accessible only by water and is home to small animals, e.g., fox, raccoon, gibnut and possums, as well as a variety of birds. The land would support both agriculture and tourism development activities. As the nearby Placencia peninsula nears the saturation point in tourism development, the west side of the Lagoon?now largely undeveloped?will see accelerated development of tourism-related activities.

The Lagoon itself, which at this point is less than 1.5 miles wide, features a wide variety of fish, including snapper, jack, jewfish, barracuda and yellowtail, as well as sharks and manatees. It is protected from the elements and an excellent area for fishing and small boating activities.

The property has a great deal of potential for someone with imagination who is ready to make the necessary investment.
